Am I required to make my property available to Section 8?
This is going to depend on which city your property is located. Many in MInnesota cities are moving towards a position where landlords cannot discriminate against income sources. -
Are you licensed?
Both John and Brenda have been licensed for over 10 years in Minnesota. We’ve seen it all and have some great stories to share with you. -
Can I reach you after hours?
We’re always available for you and want to be respectful of everyone's time. We will always respond within 24 hours of hearing from you. -
Can you put the money directly into my account?
Direct deposit is set up with each of our clients to ensure that you get your money the quickest way possible. We’ve partnered with the best local banks and software solutions to expedite money clearing your accounts. -
Do I get to see the lease or sign it?
This is your property and we want you to feel comfortable and empowered to sign our professional lease. Our years of experience and knowledge of new and emerging tenant/landlord issues helped us to create the premiere lease in the industry. -
Do you sell real estate too?
Absolutely. John has spent the last 7 years as a realtor helping buyers and sellers by learning the best tools and negotiating techniques to ensure that you get the best deal possible. He is well versed in negotiating with tenants during the transaction so if you have a property to sell and there are tenants, he’ll be able to communicate efficiently and effectively to make the process as least intrusive as possible to them. -
How is rent collection handled?
We encourage tenants to pay electronically as we’ve found it to be the easiest method. Set it up once and forget about it. If tenants request another form of payment they can pay by certified funds (cashier’s check or money order) or cash. -
How long of a lease do you sign?
We’re flexible in our lease length. It depends on a number of factors depending on your and your tenants’ situation. -
How much security deposit do you charge the tenant?
We ask all tenants to provide us with an amount equal to one month of rent for the security deposit. Many cities in Minnesota have imposed limits as to how much we can ask for a security deposit. This includes pet deposits. If you have concerns about this limit, feel free to talk to us and we can provide a number of solutions to safeguard your asset. -
How soon can you start managing my property?
We speak with all of our owners before starting our business relationship. If you determine that we’re the best fit for you, we can start when you say so. Whether the property is vacant and in need of project management or is fully leased, we can be your trusted partner. -
What type of properties do you manage?
We focus on the 1-4 unit space exclusively, meaning we don’t do commercial or large residential apartment buildings. Our combined 30 years of experience in this space places us at a competitive advantage over other property management options. -
What type of reports do I get and how often?
Our clients receive monthly financial reports on your property which show rent status, outstanding & completed maintenance projects. Additionally, your client portal will give you 24/7 access to your records so you can keep track of everything from your phone.
